October this year continued to show lower than normal inventory levels which also continued to see prices increase. With the Holiday Season upon us and Winter approaching, people are looking to get into their new homes before the snow settles in.


Here are the Acton specific statistics to consider for the period of October, 1 – October 31, 2021;


  • 11 homes sold firm at an average of 113% of asking price.

  • It took an average of 8 days on the market to sell firm.

  • Average sale price in Acton - $910,545

  • Lowest sale price - $640,000

  • Highest sale price - $1,150,000


Contrasting with October 2020;


  • 20 homes sold firm at an average of 103% of asking price

  • It took an average of 12 days on the market to sell firm

  • Average sale price in Acton - $698,653

  • Lowest sale price - $430,000

  • Highest sale price - $1,150,000


With low inventory putting pressure on buyers, sellers have the strength in this market and until the inventory chances, prices may continue down the path they’re on. The average sale price in Acton – year to date – stands at $858,378.00 where as last year’s average sale price was $687,773 showing a 25 percent increase year over year.
